PAYMENTS / TAX / GRATUITIES / CANCELLATIONS
  *50% deposit on all reserved items (Villa, Spa & Add-ons including tax & gratuity)    *100% due on all 1 night reservations & all rescheduled reservations
Balance is due on the morning of your expected arrival & becomes non-refundable at that time. 
 
 
Villas - 10%  (7% "Sales Tax "+  3%   "Bed Tax" )        Cafe / Food / Add-Ons - 7%       Spa Services -No tax
 20% gratuity is added to Spa Services & Food        25% is added to all catered functions

CANCELLATIONS: If you must cancel your reservation, please call us at least 10 days prior to your expected arrival. A $35 processing fee will apply.
Within 10 days, fee is 25% of reservation total.   Same day - fee is 40% of reservation total.
No-shows, Rescheduled Reservations & 1 Night reservations are charged in full and are non-refundable - Applies to all items reserved.
*1 night rate is same as Holiday rate   -  1 Night not available during "Holidays" - 1 Nighters due in full & non-refundable 
Refunds do not apply to those who violate any of our policies and are required to leave
Cancellations due to hurricane evacuation of Flagler Beach or your town - Full Refund is given or applied to new reservation

Cancellation Policies differ on Multiple Villa reservations when a discount has been given for reserving all rooms -  * See below

All Rates & Specials are based on 1 to 2 person occupancy  - 2 night minimum
 No Smoking permitted in our villas, cafe or courtyard. Smoking IS permitted on your private balcony or designated outside areas.
   Children over age 15 only /  Absolutely no "Spring Breakers" unless accompanied by parents
PETS: Your small, well behaved dog is permitted in Bahamas Villa Only w/ restrictions
Sorry, but we do not give refunds for early departures or arrivals, weather, or if pool, beach or other amenities are unavailable for any reason
To preserve the privacy of our paying guests, only those persons who are  paying guests are permitted on Island Cottage property.
   
Your rate, once reserved, is guaranteed. Future rate increases or  "specials" will not effect your reservation. 
 If you are on a “special” rate or Package  for a specified # of nights with

check-in on a certain day of the week, you will loose that “Special rate” if you alter any of  the requirements for that special.
 No check-ins on Thanksgiving Day, Easter,  Christmas Day or Christmas Eve  -   3 Night Minimum  Feb 14 - 17,   July 4 - 7   

 Rescheduling an existing reservation  If rescheduling when more than 10 days from expected arrival, your entire deposit will be applied to your
new reservation -  50% is applied if within 10 days of expected arrival  - Balance is due in full and is non-refundable once rescheduled.

If reservation is cancelled by Island Cottage  through no fault of your own &  for reasons other than hurricane evacuation noted above,
your sole remedy is limited  to reimbursement of monies paid on behalf of your cancelled reservation less any amt. forf nights you have already stayed.

Persons under age 25 not accompanied by parents must show proof of marriage & driver’s licenses in order to stay at Island Cottage
We reserve the right to request Driver's/ Marriage License & Deny Access w/out refund if under our minimum age

* MULTIPLE  VILLA DISCOUNTS - DEPOSIT  & CANCELLATION POLICIES  -  2 night minimum  ( WEDDINGS / MEETINGS / FAMILY REUNIONS )
25% off when all 9 rooms are reserved  by 1 person.  50% due when reserved (Check only) - Balance due 10 days before expected arrival (Check only) 
Multiple Villa Cancellation & Rescheduling Policy: 
 75% of deposit is re-funded if cancelled when you are 150 days or more from your expected arrival date,  50%  if you are 90 to 150 days
from expected arrival &  25% if  cancelled when 30 to 90 days from expected arrival.   
No refunds given once you are w/in 30 days of your expected arrival - or if specified as "non-refundable".
